Co-Founder
Keith Locker is the Senior Managing Director, President and Co-founder of Inlet Capital Management, LLC and is responsible for all aspects of its operation including the selection and approval of Investments. He has more than 30 years of major national market experience in real estate finance, private investment, capital markets, transaction structuring, and risk management. He has extensive experience in originating and structuring debt and equity financings and providing value enhancing strategic advice to prominent real estate companies and has completed over $60 billion of transactions across all real estate sectors. In September 2003, Mr. Locker founded Inlet, an investment and asset management firm, focused on the commercial real estate industry. Since 2003, Mr. Locker has been involved as a principal, with shared or sole investment discretion, in real estate transactions with an aggregate value of over $6.5 billion.
Mr. Locker was President and Managing Member of Global Capital Resources LLC and President of GCR Advisors Inc., which together are the Co-General Partner and Co-Advisor, respectively, to the NYLIM-GCR Fund-1 2002 L.P., (the “NYLIM-GCR Fund”) which provided fixed and variable rate senior and subordinated mortgages. The NYLIM-GCR Fund invested in 24 mezzanine loans, sub-tranche loans and B Notes and has an equity capitalization of $121 million and total debt and equity capitalization of over $240 million. As the control person in the Co-General Partner and Co-Advisor of the NYLIM-GCR Fund, Mr. Locker had shared investment approval and authority over that fund.
Mr. Locker served as President and Managing Member of COP Holdings, LLC (“COP”) until the sale of COP’s investments. Mr. Locker originated the Charter Oak Portfolio transaction in which COP acquired and held interests in nine factory outlet retail centers in a transaction/series of transactions valued at approximately $500 million. Mr. Locker formed COP with RFR Holding LLC as partners and later brought in Blackstone Real Estate Advisors as an additional financial partner. The partnership later entered into a joint venture with Tanger Factory Outlet Centers, Inc., which managed the centers.
From 2000 until February 2003, Mr. Locker was a Managing Director in the Real Estate Investment Banking Group at Deutsche Bank Securities, Inc. prior to joining Deutsche Bank, Mr. Locker spent 14 years at Bear, Stearns & Co. Inc., where he rose to Senior Managing Director responsible for Real Estate Investment Banking.
Mr. Locker served as a Director of Glenborough Realty Trust, a publicly traded office REIT, through its merger with Morgan Stanley’s real estate fund in 2006, where he was a member of the Audit and Compensation Committees (“GLB”). Mr. Locker also served as a Director of The Mills Corp, (“MLS”) a publicly traded retail mall REIT, where he was Chairman of the Compensation Committee through its merger with Simon Farallon in 2007. From 2004-2015, Mr. Locker was a Director of IVP Capital, LLC, a FINRA-registered broker dealer (“IVP”). Mr. Locker was a Director of Sunstone Hotel Investors, Inc., a publicly traded hotel REIT (NYSE:SHO) 2006-2017 and Chairman from 2011-2015 and Director of New York REIT, an office REIT (NYSE:NYRT) and member of the Audit and Compensation Committees from 2015-2017, until a plan of liquidation and LMP Automotive Inc, (NASDAQ:LMPX), an e-commerce automotive retailer and member of Audit, Strategic Planning (Chairman), NCG and Compensation Committees.
Mr. Locker is a Trustee of the National Jewish Center. He is also a member of the International Council of Shopping Centers, Wharton Zell Real Estate Center, the Fisher Center for Real Estate, NAREIT and Trustee and member of Audit committee of the Urban Land Institute and numerous other philanthropic and community organizations. Mr. Locker earned a B.S./B.A. from Boston University School of Management and an MBA from the Wharton School of the University of Pennsylvania.
